Big Changes coming to Manvel
A proposed mixed-use development called The Presidio is moving forward and could bring nearly 400 acres of new retail, medical, residential, and commercial development to the city. The project would be located east of Highway 288 along Highway 6, just south of Del Bello Lakes.
Some of the biggest highlights include plans for a Target store and a potential MD Anderson cancer treatment center. According to the developer, Target has already signed an agreement to be part of the project, while MD Anderson is currently evaluating plans for a proposed 50-acre facility.
The development would include approximately:
• 200 acres of commercial space
• 58 acres of residential development
• 22% of the property preserved as open space
• 5 acres reserved for a future civic site for the City of Manvel
Plans also include new roads and transportation connections designed to improve access between Highway 288, Highway 6, and surrounding neighborhoods.
The project received a recommendation for approval from Manvel’s Planning, Development and Zoning Commission and was scheduled to move on to City Council for consideration.
If approved, The Presidio could become one of the largest commercial developments in Manvel and would add major shopping, healthcare, and residential options as the city continues to grow.
